7 Stages of the Home Building Process in Townsville
Building a new home in Townsville is a huge undertaking that requires careful planning, budgeting, and a clear understanding of what happens at each stage of the process.
If it is your first time building a home, much of the uncertainty and anxiety you feel about the project can be resolved by familiarising yourself with the new home-building process. There are 7 main stages for a home build.
Stage 1: Site Testing and Preparation
Before any building can begin, the site needs to be properly assessed. A licensed surveyor visits the site to examine the soil and topography, assessing for anything that could affect construction. In Townsville, the environmental factors of the tropical climate mean that soil conditions can differ significantly from one block to the next.
Once the site has been given the green light, the builder organises levelling and clearing to remove any vegetation and get the land construction-ready. Signage goes up to mark it as an active building site, and construction work can begin.
Stage 2: Laying The Foundation
With the site prepared, it's time to pour the slab. This is the foundation on which everything else is built, so getting it right matters. Over the course of about two to three weeks, the ground is dug out, all underground pipework is laid and signed off, and concrete formwork and reinforcing is set up and the concrete slab is poured.
The finished slab will typically include waterproofing, termite protection and moisture barriers, which are especially important given Townsville's heat and humidity.
Stage 3. Exterior Structural Work
Over the next four weeks, block walls are built, and roof trusses are erected. It will take approximately another 4 weeks for the roof sheeting to be completed.
Stage 4: Framing
This stage is where the internal outline of a home begins to take shape. Internal wall frames are built and fixed in place.
Plumbing pipes and electrical conduits are also run through the frame at this point before plasterboard sheeting is fixed in place, followed by the plastering, waterproofing of wet areas and tiling.

Stage 5. Interior Fittings & Fixtures

Stage 6. Applying Finishes
Now its time to paint. Painters usually take approximately 2 weeks to apply a 3 coat system of Premium Quality paint. Electrical, plumbing, glaziers, carpenters, garage door and other trades now begin their “Finish Off” with light fittings, toilets, shower heads, doors locks and stops, rode doors, security screens etc fixed into place.
Depending on whether landscaping is included in your build, the outside of the home, such as the turf and garden, will also be serviced. Most house and land packages in Townsville include basic landscaping covering the walkway and driveway to the property.
Once the finishing touches are done, all construction waste is cleared from the site, leaving behind a clean, polished home ready to be handed over. This stage takes around four weeks to complete.
Stage 7. Walkthrough Inspection
The final step is to ensure that the home is ready for occupancy. The building will hand you the keys to your brand new home and provide a walkthrough where you can inspect the quality of the property and fittings.
