And while both of these are true and worth mentioning, neither of these is the main reason that so many Australian’s are choosing to build new – particularly in Queensland.
The most obvious benefits of building in new masterplanned communities are financial. Many of the benefits that buyers in masterplanned communities enjoy do not exist for established homes at all.
Queensland abolished stamp duty for first home buyers on new homes in May 2025. Since then, more than 3,500 buyers have used the concession and saved over $66 million between them, according to Queensland Treasury's June 2026 budget statement.
Those changes work out to about $18,850 per buyer in savings – almost double the $9,096 the government estimated for a median-priced house and land package when the policy launched.

How much does building new save compared to buying established?
Building new saves eligible Queensland first home buyers up to $48,000 compared to buying established, through the $30,000 First Home Owner Grant and the full transfer duty exemption on new homes.
The First Home Owner Grant applies to new homes valued under $750,000, and the boosted $30,000 amount was extended for a further four years in the 2026-27 Queensland Budget handed down in June 2026. An established home attracts neither the grant nor the exemption. The FHOG is new-homes-only in every Australian state and territory – not just Queensland – which the usual new-versus-established debate tends to skip over.
Even if you are not eligible for the first home owner grant, building new still saves you on stamp duty. A house and land package uses two contracts – one for the land, one for the build – and stamp duty only applies to the land contract.
Do you pay stamp duty on a house and land package?
When you buy a house and land package, stamp duty is only applicable on the land component.
At the time of writing, eligible Queensland first home buyers pay no stamp duty on new homes or vacant land.
Do homes in masterplanned communities grow in value faster?
There are two things to understand here.
Firstly, there is no data to suggest that homes in masterplanned communities increase in value at a faster rate than established homes.
However, what is not up for debate is the fact that land value has grown at a significantly faster rate. According to research from the Urban Development Institute of Australia in its
State of the Land 2026 report, the median greenfield lot rose 12% in 2025 and 43% over the past five years, with land now costing $1,184 per square metre nationally.
What will a new home save on energy bills?
Yes, one of the most significant benefits of buying a new versus established home is improved energy efficiency which translates to lower power bills each month.
A new home must meet a 7-star NatHERS minimum while the average older Australian home rates 1.8 stars. This improvement in energy efficiency shows up directly in heating and cooling bills.
NatHERS began rating existing homes in 2025 and states are moving toward energy disclosure at the point of sale, meaning that 1.8-star rating will soon be printed next to the listing. In the North Queensland climate, where cooling drives the power bill, the gap matters more than most places.
